Sometime cost and space restrictions within a property or its boundaries can mean the best solution to provide additional space within your home is to convert the garage. As garages are hardly ever used for their intended purposes, but become caves for storing junk, garage conversions are ideal and cost effective solutions to provide a host of new rooms, including a new bedroom, a kitchen or dining room extension, a home office or study, or maybe a luxurious home cinema or fun child’s playroom.

This was a multi-aspect project, which included a loft conversion, single storey rear extension, and garage conversion to the front. The client wanted a larger bedroom upstairs, a greatly improved ground floor master bedroom, with en-suite facilities, and the creation of a guest bedroom by converting the existing attached garage.

A new garage was built in the side garden.

The property was in a Conservation Area, so the development had to be sympathetic to the area and surrounding properties.

The conversion of the garage into a bedroom included the removal of a side wall, with steel beam placed above, with dry-line insulation to the existing single leaf walls, and insulation to the existing concrete slab, with additional insulation in the roof space. The existing garage door was removed and replaced by a bay window, matching the existing windows.

Result - a smart and usable room, blending in with the existing bungalow’s character.

Garage conversions are sometimes the best way to develop an existing property, where the garage is adjoined to the property or integral within, often with a bedroom above. As a percentage of the proposed development is already often established, it can be a cost effective solution to create a new room, however considerations need to be undertaken with regards to insulation, and other safety aspects, often associated with Building Regulations. Provided there are no restrictive covenants or clauses on any deeds or local planning rules to prevent such developments, such as in Conservation Areas, then garage conversions are a great way of adding an additional room and additional value to your home, and may be allowed under Permitted Development, subject to local Planning rules.
